With over 30 years of experience in the Architectural field, Sergio De Los Santos has built a reputation for delivering top-quality design projects resulting in tight bids and competently monitored construction administration.


As President of Sergio De Los Santos, Inc., Sergio has a long record of experience in all phases of design, design, and construction project management. His expertise is in all project phases from client relations to conceptual design, construction documents through construction administration, and post-construction.


Prior to opening SDS, Inc. in 1996, Sergio build his career for 12 years with HKS, Inc. He also served as Vice President and Director of Latin America Services for Aguirre Inc. in Dallas, Texas.


Sergio is an experienced design project manager on numerous healthcare, commercial and retail projects of varying sizes and types. These include serving as the Principal in Charge for a 280,000 SF, 400-bed Children’s Hospital “Dr. Roberto Gilbert E.” in Guayaquil, Ecuador, and Principal in Charge for several retail store prototypes and site adapts for the CIFRA group in Mexico City.


Sergio was involved in a support role to HKS, Inc. with the construction documents development for several projects and served as Associate Architect team member for the American Airlines Center and Victory Plaza projects in Dallas, TX.


Sergio and his team provided construction documents services, as part of the multinational architectural team for one of the world’s largest projects The City Centre, MGM Mirage in Las Vegas, NV.


Sergio was a member of the Program Management Team of the 2002 DISD Bond program, assisting Austin Commercial as a D/MBE Design & Constructability Review QA/QC Consultant and Project Manager. He continued to provide consulting services as a member of the Project Management Team of Austin Commercial/ Con-Real, Inc. as a Project Manager for the 2004 DCCCD Bond Program and Owner Representative for DCCCD.


Since 2013 Sergio manages a design team as a consultant to DFW Airport Design, Code, and Construction Program, for the airport strategic projects.


Sergio is the Architect of Record for SDS Architecture - Bulgaria.

Martina is the Chief Financial Officer since 2001, committed to cost-effective management of resources and quality performance. She is responsible for presenting and reporting accurate and timely historical financial information of the company, its present financial condition, and capital structure, considering risk and liquidity. economic forecasting and modeling, to ensure the company's success in the future.


Martina is a Certified Project Management Professional with strong leadership and relationship-building skills. Her project experience portfolio, represents various construction management roles in public and privately funded projects, with construction costs range from 2 million to 175 million each. She has more than 15 years of progressive design and construction management experience and repeated success in developing project initiatives, directing project plans, and achieving revenue performance targets. Project Manager effective in leading and directing design and construction projects from inception to launch.


Since 2001 Martina has been an active leader and executive in all aspects of company operations.

Eduardo started his architectural career in 1997 as CAD draftsman for Grupo ECE on various Residential projects and Restaurants such as Hard Rock Café Mexico, Official All-Star Café, and Rainforest Café México.


Joined SYSTEC (2000-2004) as a Quality Control Supervisor (supervision and auditing process based on ISO:9000) performing site control revisions at more than 10 thousand worker housing credit in México each year.


Invited to collaborate (2006 – 2007) with Legorreta Architects to engage in the Coordination and Information Control based on Primavera Project Planner to establish the analysis and production for all the documents created by the architects for the Student Centre – Education City at Doha, Qatar.


During 2007 – 2008 he joined HKS architects at Mexico City to collaborate at the Santos Football Soccer Stadium complex and New Corona Stadium (24,000p at the first stage to be 54,000p at the second stage). Project Manager at the Enclave Condo Club, a 220key High-End Level apartment working alongside Michael Graves Architects, the lead design Executive Architect.


Invited to join again with SYSTEC (2009 – 2011) to collaborate as a Project Manager for the Internal and external Team coordination & Document Control for a Maximum Security Penitentiary Project (2500 women).


Worked on his own doing collaboration with other architects carrying their projects on CAD into BIM / Revit architectural development and providing assessment for Healthcare projects as a BIM Consultant.


Joined Grupo GIA+A, Mèxico 2015-2016 – to work on Healthcare projects, Penitentiary & Education Projects, all based in BIM Architectural Design (Revit platform).


Then he got invited in 2017 to collaborate with Legorreta Architects to lead the coordination control for the Aga Khan University Hospital and Medicine University in Uganda, Africa.


During 2019 he also started doing design and documenting project collaboration with Sergio de Los Santos projects and also helping in the creation of a Mexico-based office to provide high-level services in America’s region.

Architectural and engineering, Design Development, Construction Documents, and Construction Support phase services for a two-story, 3,000 SF, Bus Station. The building consisting of the lower floor and upper floor, two escalators, a stair and one elevator, design for new gate holding areas and seating.

Renovations to the restrooms at DFW Airport Rental Car Facility, intended to be state of the art that may serve as a prototype for other DFW restrooms. All finishes are removed and renovated, including ceiling, wall, and floor tile, toilet partitions, plumbing fixtures, lavatories, counters, doors, and frames.

Provide architectural schematic conceptual design for Rental Car Center Upper-Level Garage Canopy Extension. The project consists of the addition of three new canopy arrays, adjacent to the existing upper-level parking garage canopies at DFW Airport Rental Car Center: North Area: 10 modules; Coverage Area: 81,290 SF; East Area: 10 modules; Coverage Area: 65,536 SF; South Area: 10 modules; Coverage Area: 81,290 SF.

Ivaylo started his architectural career in 2008. In 2008 he started working in A&A Architects like architect-intern, where he worked mainly on office and residential buildings. Some of the projects he was part of the team are Highrise building “Capital Fort,” Residential Complex “Residential Park Sofia,” Vocational Complex “Aclady”, Sinemorec.


In 2011 he started working in the architectural company SylArc, where he was an architect and project manager responsible for developing several USA government projects.


Ivaylo founded All 1 Studio in 2013 for developing architectural and engineering projects for Bulgaria, the USA, Sweden, United Kingdom, Australia, New Zealand, and Belgium.


In 2014 he joined SDS Architecture – Bulgaria and served in the role of the Principal. He managed the office of SDS Architecture in Sofia and grew the design team from 3 to 10 people. The team has been working in collaboration with SDS Architecture Dallas on several projects during the past three years.


For the past years, Ivaylo has been working on the development of the construction documents for the Hall Arts Project, HKS Project # 18349, utilizing the Collaboration for Revit ( C4R ).


Ivaylo is an expert trainer in Autodesk Revit. His expertise in Revit and experience in the HKS guidance and signature of developing Construction documents bring a wealth of knowledge, expertise, and leadership to the team.

Polena started her education in Varna, Bulgaria, where she graduated from the First Language School with accelerated learning of English and German. Her passion for architecture and design brought her to Sofia, Bulgaria, where she studied at the University of Architecture, Civil Engineering, and Geodesy. In 2015 Polena received a Master's degree in Architecture and right after she joined the Chamber of Architects in Sofia.


Since 2012 Polena has been involved in a wide variety of projects not only within Europe, but worldwide. She took several internships in Bulgarian companies, where she built up the foundation of her professional development.


In 2012 Polena joined SylArc, where she became an essential design team member for the development of many projects worldwide.


In 2013 Polena started working for the Italian company Zeta Esse as a cartographer. This was a great opportunity for her to work with new technologies for creating cartographic maps.


Polena joined All 1 Studio`s team at the end of 2013. In this company, she got the opportunity to work on projects not only in Bulgaria but also in the USA, Sweden, United Kingdom, Australia, New Zealand, and Belgium. Within the growth of the company, Polena became one of the leading project managers.


Later in 2014, she joined the design team of SDS Architecture as a Project Lead and BIM Manager. She leads a project team in the development of design and construction documents for several large residential and commercial projects, using BIM technology. She has an excellent understanding of US standards and construction principles.


Polena has particular interests in energy-efficient buildings and passive house design. Through the experience, she has learned that optimizing the work process is as important as the knowledge itself. This is why Polena is seeking the Total Design idea, using the BIM system.


Polena has worked on a number of projects on team SDS Architecture during the past three years. For the past six months, Ivaylo has been working on the development of the construction documents for the Hall Arts Project, HKS Project # 18349, utilizing the Collaboration for Revit ( C4R ).

A young and very passionate professional Petar has worked on many projects in his now growing career. In 2013 started working in All 1 Studio as an architect-intern where he worked mainly on residential buildings. At this time also start working as an architect-intern for SDS Architecture as part of the All 1 Studio – SDS Architecture partnership and later became part of the SDS Architecture office in Bulgaria.


After graduation in 2015 became a full-time architect at All 1 Studio and continue his growth in the firm. Now he is one of the leading project managers in All 1 Studio. The projects he worked on include residential buildings, industrial buildings not only in Bulgaria but in countries like Sweden, Australia, New Zealand.


As part of SDS Architecture Bulgaria, he has worked on many projects for the USA, too. Working on them he developed his skills and grow his knowledge in the area of USA standards and regulations.


Petar is very interested in the new technologies and trends. He is one of the main figures responsible for BIM technology. He also has great experience in computational design and techniques.


As a result of his interest, he developed expert skills in Autodesk Revit and he is the author of the Revit online course. Also, he developed a lot of Dynamo BIM scripts to automate daily tasks and to help his colleagues to achieve high quality and better design.


Petar has been working on the development of the construction documents for the past 6 months on the Hall Arts, HKS Project # 18349 utilizing the Collaboration for Revit ( C4R ).


His expertise in Revit and the HKS way of developing Construction documents, brings a wealth of knowledge to the team.
